FUNDING • 100% equity

ASSET CRITERIA • City centre offices

INVESTMENT CRITERIA •

Core plus income opportunities:

• Solid and robust investment fundamentals

• Multi and single let

• Reversion on rents at review and yield improvement potential

• Future capital appreciation is key due to exit strategy

• Limited void space will be considered, but asset needs to be well maintained with limited future cap ex with strong letting prospects

• Single assets and portfolios will be considered

• AWULT ideally not less than 3-4 years

• NIY of 6.5% plus

Residential Requirements 2017

Following commitment of capital from investors ADAPT Real Estate is urgently seeking the following residential opportunities:

STRATEGY • Acquire and build out residential development opportunities in towns where there is a compelling demand and supply in-balance

• Flexible approach to market forces and willing to develop for open market sales or PRS

• Ideal target development term of c. 1 to 2.5 years from purchase through to practical completion

LOT SIZE • Max gross development cost of c. £20m

FUNDING Sites or buildings bought with 100% equity

LOCATION • Target towns are (but not limited to):

Bristol

Birmingham

Manchester

Leeds

Liverpool

Nottingham
Exeter

Brighton

Bournemouth

M4 corridor

Oxford & Cambridge areas

Commuter Belt London

Wider South East area

ASSET CRITERIA • Conversions, Permitted Development and new build opportunities

• Willing to take on an element of planning risk

• Target 30 to 100 units

• Either city centre locations or solid suburban locations (must be in close proximity to key transport nodes)

• Consider sites with short term income that have the potential to secure consent for residential or mixed use development

• Strong preference for one to one or quietly marketed opportunities where we can perform quickly
