Following commitment of capital from investors ADAPT Real Estate is urgently seeking the following asset criteria to form a part of a balanced UK regional City centre office Fund.

LOT SIZE
£5m to £10m

FUNDING
100% equity.

LOCATION
Top 10 core UK regional Cities

ASSET CRITERIA
Offices in CBD or fringe CBD

INVESTMENT CRITERIA
Value add opportunities:

  • Asset enhancement opportunities
  • Alternative use exit options considered
  • Investment hold period as short as possible to increase returns, but no longer
    than 4/5 years
  • Targeting geared IRR of c. 15%+

Core income opportunities:

  • Solid investment fundamentals
  • Ability to increase capital value during 4/5 year hold period through rent
    review increase, yield shift etc.)
  • NIY of 7.5% plus

Residential Requirements 2016

Following commitment of capital from investors ADAPT Real Estate is urgently seeking the following residential opportunities:

STRATEGY

  • Acquire and build out residential development opportunities in towns where there is a compelling demand and supply in-balance
  • Flexible approach to market forces and willing to develop for open market sales or PRS
  • Ideal target development term of c. 1 to 2.5 years from purchase through to practical completion.

LOT SIZE

  • Max gross development cost of c. £20m

FUNDING
Sites or buildings bought with 100% equity

LOCATION
Target towns are (but not limited to):

  • Bristol
  • Birmingham
  • Manchester
  • Leeds
  • Liverpool
  • Nottingham
  • Exeter
  • Brighton
  • Bournemouth
  • M4 corridor
  • Oxford & Cambridge areas
  • Commuter Belt London
  • Wider South East area

ASSET CRITERIA

  • Conversions, Permitted Development and new build opportunities
  • Willing to take on an element of planning risk
  • Target 30 to 100 units
  • Either city centre locations or solid suburban locations (must be in close proximity
    to key transport nodes)
  • Consider sites with short term income that have the potential to secure consent
    for residential or mixed use development
  • Strong preference for one to one or quietly marketed opportunities where we
    can perform quickly
